MOVE OUT PROCEDURES

Giving a full 30-day written notice on a TNT “Notice to Vacate” form is a must for maximized deposit refund.  Attached is a TNT “Notice to Vacate” form.  Please fill it out completely and sign where appropriate.  Make sure you provide us with a definite date for the keys to be returned in order to avoid complications.  Pursuant to A.R.S §33-1321(D), your deposit accounting and/or refund will be mailed – postmarked no later than 14 business days (excluding holidays and weekends) – to your last known address, after TNT receives possession of the property.  Providing us with your forwarding address and phone number will ensure you receive your deposit accounting and/or refund in a timely manner.

Make sure that you return the same type and number of keys and garage remotes (if applicable) that you were issued upon move-in.  Failure to return the correct number of keys (more or less) will result in the property being re-keyed at your expense.  You will be charged rent through the day TNT receives possession of the property.  If you are breaking a lease, you will be charged for re-keying the property and you are still responsible for paying the rent through the lease term or until the property re-rents, whichever occurs first.

TNT uses outside vendors to perform the cleaning and carpet cleaning of vacant properties.  Cleaning is subjective, and can vary depending on the person performing the cleaning.  In order to ensure you are refunded the maximum amount of your deposit, make sure you leave the property as clean as possible.  Please keep in mind; however, that TNT will still send a cleaning engineer to assess the property and clean it, if necessary.  It is also important for you to leave the property in good repair.  Be sure to replace all burned out light bulbs and the stove liners if they are soiled or discolored.  Don’t forget your patio, garage and fireplace (if applicable).  Remember, carpet cleaning is a non-refundable portion of your deposit, so don’t have the carpets professionally clean, but don’t forget to vacuum.  Once you have completely vacated the property and are ready to turn in your keys, conduct a final walk-through of the property and compare it with your move-in condition report and/or property condition report to ensure that the property is returned to TNT in the same condition in which you received it.  Pursuant to A.R.S. §33-1321(C), you have the right to be present at the move-out inspection.  If you would like to be present for this inspection, please contact the office at least two weeks prior to your move-out date, and we will schedule the inspection and inform you of when it will take place.

Don’t forget to give the post office your forwarding address and date to begin the forward (this should be done at least two weeks in advance of your moving date).

Remember to arrange for all utilities to be taken out of your name on your move-out date.  Failure to have the utilities disconnected may result in a delay in returning your final deposit accounting.

Please do NOT turn off any breakers – leave them all on.

Remember to remove all of your belongings, trash, etc. from the property.  Leaving items on the property will result in additional charges against your deposit.

Make sure that all windows and doors are closed and securely locked upon vacating.
